Beachfront in Rincón de Guayabitos: what buyers should know

Updated · By Chase Jordan

The short answer

Rincón de Guayabitos is a beach town in the Riviera Nayarit, north of Puerto Vallarta on Highway 200, where beachfront condos cost far less than in Puerto Vallarta. Before you buy, check the building’s maintenance against salt air, and remember the first 20 metres of beach are federal land that no one can own.

The town

A calm, family-oriented beach town on a sheltered bay, popular with Mexican families and winter visitors. It is in Nayarit, so it uses the same bank-trust rules as Puerto Vallarta.

Beachfront questions

  • The federal zone: the 20-metre strip of beach next to the water (zona federal marítimo terrestre) belongs to the nation.
  • Salt air: ask about recent painting, waterproofing and the condition of railings, windows and the elevator.
  • HOA and reserve fund: beachfront buildings need more upkeep.
