HOA fees in Puerto Vallarta, explained

Updated · By Chase Jordan

The short answer

HOA fees (cuotas de mantenimiento) pay for a building’s shared costs: security, cleaning, pools, gardens, common electricity and the reserve fund. In my current listings they run from about $2,000 to $11,000 MXN a month, and some buildings charge by the square metre. It is the ongoing cost that varies most between buildings.

Real examples from my listings

BuildingHOA fee
Mangle Living Home (Villa Las Flores)m² × $57 MXN a month
Casa Santa Cruz (Marina Vallarta)$10,000 MXN every 2 months
Los Pinos 16 (Amapas)$2,047 MXN a month
Las Cañadas 5 (Conchas Chinas)$4,667 MXN a month
Scala PB2 (Zona Romántica)$7,136 MXN a month
Urban 5A (Zona Romántica)$8,785 MXN a month

How they are calculated

Some buildings charge a flat fee; others charge by m². At Mangle Living Home the 2026 fee is m² × $57 MXN a month, so a 65 m² condo pays about $3,700 MXN. Some buildings also offer an early-payment discount; budget for the full amount.

What to ask before you buy

  • Is there a reserve fund, and how much is in it?
  • Any special assessments planned or recently charged?
  • Rental rules: are short-term rentals allowed?
  • Is the seller up to date on fees? (Your notary checks.)

Your true monthly cost

Add HOA, property tax and the trust fee with the monthly cost calculator.

Frequently asked questions

Do HOA fees go up?

They can. The owners’ assembly approves the budget, usually once a year.

Is property tax included in HOA?

No. Property tax (predial) is paid separately to the municipality, and it is usually small.
